Home appraisals in Upland
Upland is Claremont's neighbor across the county line, and its housing follows Euclid Avenue, the broad avenue the Chaffey brothers laid out to link Upland and Ontario. Historic districts downtown, the Euclid Avenue District, postwar and later tracts south of the 210, and view and large-lot homes at the north end each form their own market. Above the city, San Antonio Heights is unincorporated county land with a rural, horse-keeping character. Upland is in San Bernardino County.
Upland's pockets and eras
Downtown Upland carries several designated historic districts, among them Magnolia, Pleasant View, Stowell and Victorian Row, and the Euclid Avenue District, whose period of significance the city dates to 1895-1936. These are older houses on older lots, sold to buyers who pay for era and setting, and the city's historic preservation program applies to changes on designated properties.
South of the 210, much of Upland is postwar and later single-family tract housing with some condominium and townhome projects. North of the freeway the land rises: larger lots and view homes toward the foothills, and above the city limits San Antonio Heights, an unincorporated community that has kept horse-keeping and large minimum lots. The Claremont boundary runs along the west side of the city; Claremont McKenna's Roberts Campus sports bowl straddles it.
Upland is in San Bernardino County. ZIP 91784, 91786.
Assessor, appeals board and the Claremont line
Upland property is assessed by the San Bernardino County Assessor-Recorder-County Clerk, which encourages an informal review before a formal appeal, and formal appeals go to the San Bernardino County Assessment Appeals Board through the Clerk of the Board of Supervisors. San Antonio Heights is outside the city but inside the county, so the same assessor applies while city rules do not.
West Upland meets Claremont at the county line, and buyers weigh the two sides differently for schools and city services even where the houses are alike. A west Upland appraisal uses Upland sales first and explains any Claremont sale it relies on.

What a reviewer throws out in Upland
A reviewer rejects a Euclid Avenue District house compared with a postwar tract south of the 210, a San Antonio Heights horse lot compared with a city tract because it was nearer, and a north Upland view home compared with flat lots with no view adjustment.
Across the Claremont line, the recurring error is a Claremont Village sale used for a west Upland house without a location adjustment, or the reverse. The two cities share a boundary and very little else in how buyers price them.
