Pre-Listing Appraisal in Claremont and the Inland Empire
An independent opinion of value before you set a list price, so the number in your listing comes from closed comparable sales rather than a range of agent estimates. Useful in Claremont where a pre-1940 home near the Village and a postwar tract home north of Foothill draw different buyer pools within the same ZIP code. The report explains which sales were used and why, so it can be shown to an agent, a buyer, or a lender's appraiser later.
Who orders this
- Homeowners deciding a list price for a house that does not fit the neighborhood pattern
- Listing agents who want third-party support for a price recommendation
- Heirs and trustees who must agree on a price before a family sale
- Sellers of remodeled, view, large-lot or ADU properties where comparable sales are thin
What the report includes
- A current effective date so the value reflects the market you are listing into
- The client, the intended use (what the report will be used for) and the intended users (who may rely on it), stated on the first page
- The effective date, the date the opinion of value applies to, and the date of the report
- The scope of work, meaning the inspection, research and analysis performed, including any limits on access
- Comparable sales chosen for era, pocket and lot character, each with the reason it was used
- Adjustments for differences such as gross living area, lot size, condition and location, each explained
- Interior and exterior photographs and a measured sketch of the living area
- A signed certification with Gordon Hall's California license, BREA No. AR003877
The page a reviewer reads first is the sales comparison grid: the subject beside the closed sales, every difference adjusted and explained. This is its shape, left blank.

What we need from you
- The property address and who will provide access on inspection day
- The purpose of the appraisal and who will read the report (lender, court, assessor, CPA, trustee or yourself)
- Permits, plans or a survey for any addition, remodel or ADU
- A list of improvements with approximate dates
- Any recent agent CMA or listing plan, so the report can address the same sales where they apply
- HOA documents for a condominium or townhome
Pricing a house before listing in Claremont and next door
Claremont is several markets inside one ZIP code, 91711. A Craftsman or Spanish Colonial Revival house on the blocks around the Village and the Colleges sells to buyers who pay for era, detail and walking distance to Indian Hill Boulevard. A postwar ranch house north of Foothill Boulevard competes on lot, layout and condition. A hillside house in Claraboya or Padua Hills is judged on view, grade and access. An agent's range that averages those pockets can land a listing in the wrong buyer pool, and a pre-listing appraisal starts from sales inside the right one.
The same care applies across the line. Houses in Montclair and Upland are assessed by San Bernardino County, and buyers moving between the two counties compare school districts, commutes to the 10 and the 210, and lot sizes. When a sale from the other side of Mills Avenue is the best evidence, the report says so and explains the location adjustment; when it is not, it is left out. In La Verne, Old Town houses near the university and foothill lots toward Marshall Canyon are handled the same way: comparables are chosen for what the house is, not for how close the pin is on a map.
Timeline and next step
Reports are typically delivered three to five business days from the inspection. The inspection runs 30 to 60 minutes for a standard single-family home, longer for hillside, custom, multi-family or homes with additions that need to be measured and sketched.
The fee is set by the scope of the assignment and quoted before work begins. It does not depend on the value, and it is never contingent on a result.

Prepared by Gordon Hall, California Certified Residential Real Estate Appraiser, BREA No. AR003877. Reports are prepared in conformity with the Uniform Standards of Professional Appraisal Practice (USPAP). A pre-listing appraisal is an opinion of value, not a list-price recommendation and not a prediction of a sale price.
