Trust, Conservatorship & Fiduciary Appraisal in Claremont and the Inland Empire
Appraisals ordered directly by trustees, conservators, guardians and their advisors for trust funding, asset inventory, beneficiary distribution and court accounting. The report is prepared for the filing it supports, with the value date, intended use and intended users stated on the face of it. Direct fiduciary assignments are handled as their own workflow, not as lender orders with a different cover page.
Who orders this
- Successor trustees administering a trust after a death
- Conservators and guardians preparing a court accounting
- Estate planning attorneys and CPAs advising a fiduciary
- Beneficiaries negotiating a buyout, through the trustee
What the report includes
- The value date the filing needs, current or retrospective (a date in the past), stated on the first page
- The intended users named, for example the trustee and the beneficiaries, so everyone entitled to rely on it is identified
- The client, the intended use (what the report will be used for) and the intended users (who may rely on it), stated on the first page
- The effective date, the date the opinion of value applies to, and the date of the report
- The scope of work, meaning the inspection, research and analysis performed, including any limits on access
- Comparable sales chosen for era, pocket and lot character, each with the reason it was used
- Adjustments for differences such as gross living area, lot size, condition and location, each explained
- Interior and exterior photographs and a measured sketch of the living area
- A signed certification with Gordon Hall's California license, BREA No. AR003877
The page a reviewer reads first is the sales comparison grid: the subject beside the closed sales, every difference adjusted and explained. This is its shape, left blank.

- A list of improvements with approximate dates
- The trustee's or conservator's authority and contact, and the value date required

Trust property on both sides of the line
Many houses in the older parts of Claremont, La Verne and Upland are held in family trusts: a Village-area Craftsman bought generations ago, a postwar ranch north of Foothill Boulevard, a hillside home in Claraboya, a house on a large lot in Alta Loma. When a trustee funds a trust, distributes to beneficiaries or arranges a buyout between siblings, the value date and the intended users decide what the report must say, and they differ from a sale or a loan.
Trust property is often in both counties. A trust holding a Claremont house and a Rancho Cucamonga rental needs appraisals from the right assessor's side of the line, each with comparables from its own market, and ideally one appraiser working to one standard for both so the beneficiaries read consistent reports. Conservatorship and guardianship accountings add a court as a reader; the report states its scope plainly because it will be reviewed, and admissibility remains the court's decision.
Timeline and next step
Reports are typically delivered three to five business days from the inspection. The inspection runs 30 to 60 minutes for a standard single-family home, longer for hillside, custom, multi-family or homes with additions that need to be measured and sketched.
The fee is set by the scope of the assignment and quoted before work begins. It does not depend on the value, and it is never contingent on a result.
Send the address, the value date and the trustee's contact through the order form, or call (909) 324-6122.

Prepared by Gordon Hall, California Certified Residential Real Estate Appraiser, BREA No. AR003877.
