Pre-Purchase Appraisal for Buyers in Claremont and the Inland Empire
An independent appraisal ordered by the buyer, separate from the lender's appraisal, for anyone paying cash, buying off-market, or deciding how far to go in a multiple-offer situation. The report shows what closed sales actually support in that specific pocket, whether that is Claraboya, the Village Expansion or a tract off Base Line. It is an opinion of value, not a negotiating instrument, and it is written to be defensible.
Who orders this
- Cash buyers with no lender to order an appraisal
- Buyers of off-market and for-sale-by-owner homes
- Buyers deciding how far to go in a multiple-offer situation
- Family members buying a house from an estate or a relative
What the report includes
- A current effective date and the purchase contract noted if one exists
- The client, the intended use (what the report will be used for) and the intended users (who may rely on it), stated on the first page
- The effective date, the date the opinion of value applies to, and the date of the report
- The scope of work, meaning the inspection, research and analysis performed, including any limits on access
- Comparable sales chosen for era, pocket and lot character, each with the reason it was used
- Adjustments for differences such as gross living area, lot size, condition and location, each explained
- Interior and exterior photographs and a measured sketch of the living area
- A signed certification with Gordon Hall's California license, BREA No. AR003877
The page a reviewer reads first is the sales comparison grid: the subject beside the closed sales, every difference adjusted and explained. This is its shape, left blank.

What we need from you
- The property address and who will provide access on inspection day
- The purpose of the appraisal and who will read the report (lender, court, assessor, CPA, trustee or yourself)
- Permits, plans or a survey for any addition, remodel or ADU
- A list of improvements with approximate dates
- The seller's or listing agent's contact for access, and any disclosures you have received
- Your contract deadlines, so the inspection can be scheduled inside them
What closed sales support, pocket by pocket
With no lender in the transaction, nobody appraises the house unless the buyer does. In Claremont that matters because pockets price differently a few streets apart: Claraboya and Padua Hills on view, grade and access; the Village expansion west of Indian Hill Boulevard on newer infill construction; the tracts off Base Line Road on lot, layout and condition. A buyer comparing a house against the whole ZIP code learns little; comparing it against the sales that closed in its own pocket is what the report does.
Beyond Claremont, off-market and owner-sold homes in La Verne and Upland often have additions or accessory units whose permit history the buyer has not yet seen, and large-lot homes in Alta Loma or Chino carry barns, arenas or agricultural history that an online estimate cannot value. The report describes what is there, what the permits show, and which sales were used and why, so the purchase decision rests on documented evidence rather than on the asking price.
Timeline and next step
Reports are typically delivered three to five business days from the inspection. The inspection runs 30 to 60 minutes for a standard single-family home, longer for hillside, custom, multi-family or homes with additions that need to be measured and sketched.
The fee is set by the scope of the assignment and quoted before work begins. It does not depend on the value, and it is never contingent on a result.
Send the address and your contract dates through the order form, or call (909) 324-6122.
