PMI Removal & Home Equity Appraisal in Claremont and the Inland Empire
An appraisal establishing current market value to support a request to remove private mortgage insurance or to document equity for a HELOC or second position loan. Owners who bought in Montclair, Ontario or Pomona before the last run-up often have more equity than their loan balance suggests. The report is USPAP-compliant and formatted for a servicer's review.
Who orders this
- Homeowners asking their servicer to remove private mortgage insurance
- Homeowners documenting equity for a HELOC or second loan, where the lender accepts it
- Trustees and heirs who need current value on a financed house they are keeping
What the report includes
- A current effective date and the form or format the servicer specifies
- The client, the intended use (what the report will be used for) and the intended users (who may rely on it), stated on the first page
- The effective date, the date the opinion of value applies to, and the date of the report
- The scope of work, meaning the inspection, research and analysis performed, including any limits on access
- Comparable sales chosen for era, pocket and lot character, each with the reason it was used
- Adjustments for differences such as gross living area, lot size, condition and location, each explained
- Interior and exterior photographs and a measured sketch of the living area
- A signed certification with Gordon Hall's California license, BREA No. AR003877
The page a reviewer reads first is the sales comparison grid: the subject beside the closed sales, every difference adjusted and explained. This is its shape, left blank.

What we need from you
- Your servicer's written requirements for a PMI removal appraisal (many servicers order their own; ask first)
- The property address and who will provide access on inspection day
- The purpose of the appraisal and who will read the report (lender, court, assessor, CPA, trustee or yourself)
- Permits, plans or a survey for any addition, remodel or ADU
- A list of improvements with approximate dates
Current value in Montclair, Pomona and the tracts between
Most PMI removal and equity requests here involve postwar and later tract homes: Montclair on the San Bernardino side of Mills Avenue, Pomona's tracts south of Holt Avenue and the hillside homes of Phillips Ranch, Upland south of the 210, and Rancho Cucamonga's planned villages. The value question is the current market value as of the effective date, measured from sales in the same tract or pocket, with improvements since purchase, such as a remodeled kitchen, a pool or an added bedroom, described and their permit status noted.
Ask your servicer first. Many servicers order their own appraisal or specify the form, the appraiser qualifications and the timing they accept, and a report that does not match their rules may not be used. When the servicer allows a homeowner-ordered appraisal, the report is prepared to its stated format, with the intended use (the PMI or equity request) and the intended user (the servicer) named on the first page. The servicer, not the appraiser, decides whether the insurance comes off.
Timeline and next step
Reports are typically delivered three to five business days from the inspection. The inspection runs 30 to 60 minutes for a standard single-family home, longer for hillside, custom, multi-family or homes with additions that need to be measured and sketched.
The fee is set by the scope of the assignment and quoted before work begins. It does not depend on the value, and it is never contingent on a result.
Send the address and your servicer's requirements through the order form, or call (909) 324-6122.
