Lending work in these seven cities spans very different stock. In Claremont, pre-1940 houses near the Village and the Colleges, postwar ranch houses north of Foothill Boulevard and hillside homes in Claraboya each call for comparables from the same pocket. In Upland, homes along and near Euclid Avenue differ from the tracts south of the 210 and from the view lots at the north end. Montclair is largely postwar single-family housing on the San Bernardino side of Mills Avenue. Pomona runs from historic-district houses to hillside Phillips Ranch. Rancho Cucamonga mixes Alta Loma and Etiwanda lots with the planned villages of Victoria and Terra Vista, and Chino adds large lots and newer communities in The Preserve.
Condominiums and townhomes appear throughout, from the Claremont Village area to Rancho Cucamonga, and the form asks about the project as well as the unit. For every loan the useful preparation is the same: access to every room, the garage, attic hatch, water heater and panel, and the permits for any addition or ADU, because unpermitted living area is described as it exists and can change how it is treated on the form.
Timeline and next step
Reports are typically delivered three to five business days from the inspection. The inspection runs 30 to 60 minutes for a standard single-family home, longer for hillside, custom, multi-family or homes with additions that need to be measured and sketched.
The fee is set by the scope of the assignment and quoted before work begins. It does not depend on the value, and it is never contingent on a result.
Lenders and brokers can send the order through the form or by phone at (909) 324-6122.
