Historic & Pre-1940 Home Appraisal in Claremont and the Inland Empire
Appraisals of Craftsman, Spanish Colonial Revival and early Period Revival homes near the Claremont Colleges, the Village and central Pomona, where original detail, additions and prior remodels all affect value differently. Sales selection accounts for era and architectural style, not just square footage and bedroom count. Sensitive to properties in or adjacent to historic districts and the reporting that comes with them.

Era and style near the Colleges and in central Pomona
Original detail, sympathetic additions and unpermitted remodels all move value differently on a Craftsman near College Avenue than they do on a 1950s tract home off Base Line Road. Claremont's older blocks around the Village and the Colleges hold Victorian, Colonial Revival, Spanish Colonial Revival and bungalow houses, and some 1930s and 1940s modernist homes, each with its own buyer. Pomona's Lincoln Park, Wilton Heights and Hacienda Park historic districts hold homes from the 1880s through the 1940s in an eclectic mix of styles.
Sales selection accounts for era and architectural style, not square footage and bedroom count alone, and properties in or adjacent to a historic district carry reporting considerations that show up in the report: designation status, preservation review of exterior changes, and the condition of original materials. Raised foundations, original wiring and enclosed porches are common in both cities, and the report records them as observed without testing systems.
Timeline and next step
Reports are typically delivered three to five business days from the inspection. The inspection runs 30 to 60 minutes for a standard single-family home, longer for hillside, custom, multi-family or homes with additions that need to be measured and sketched.
The fee is set by the scope of the assignment and quoted before work begins. It does not depend on the value, and it is never contingent on a result.
