Northeast Claremont Home Values Near Stone Canyon Preserve and the Wilderness Park

How Northeast Claremont homes near Stone Canyon Preserve are valued: own-pocket sales first, and open space, outlook and street tested against sales.

A home in Northeast Claremont, where the Stone Canyon Preserve homes sit beside the Wilderness Park, is valued from its own pocket's sales first: houses of similar age, size, lot and outlook nearby. Whether backing onto open space, facing the foothills or sitting on a street park visitors use changes what buyers pay is a question the sales answer, not one the appraiser assumes. The report states what the evidence showed, and when it showed nothing measurable, it says that too.

This article is part of Claremont home values, measured. The general method is in what is my Claremont house worth, and how an appraiser answers it; this piece applies it to the city's northeast foothills.

Where is Northeast Claremont, and what sits beside it?

Above the postwar ranch tracts north of Foothill, Claremont's foothills hold three hillside pockets: Claraboya, Padua Hills near the Padua Hills Theatre, and Northeast Claremont, where the Stone Canyon Preserve homes sit beside the Wilderness Park. The City of Claremont lists the Claremont Hills Wilderness Park at N. Mills Avenue and Mt. Baldy Road, with more than 20 miles of trails, including the 5-mile Claremont Loop, and views over the San Gabriel Valley. The city's park page also links to its parking permit information for the park.

For an appraiser, that setting raises three questions buyers here weigh: what the house looks out on, what sits behind its back fence, and how much visitor traffic passes the street.

How is it different from Claraboya and Padua Hills?

Mostly in how alike the houses are. Claraboya and Padua Hills hold custom and one-off hillside homes, so their comparable search widens quickly; Padua Hills house value explains why. Where homes in a Northeast Claremont development share a builder's plans, the first comparison is plan to plan, as it is in the tracts below. Where they do not, the search works like the custom hillside, with view, grade and access carrying more weight than bedroom count.

Does being next to the Wilderness Park change value?

It might, in either direction, and only sales can say which. A location adjustment, the amount added to or subtracted from a comparable's price for a difference in setting, has to reflect how the market actually reacted. Fannie Mae's Selling Guide requires adjustments to reflect the market's reaction to the difference in the properties, and lists paired sales among the accepted methods for supporting time adjustments.

A paired sales analysis compares sales that are alike except for one feature, to isolate what buyers paid for it. In Northeast Claremont the features worth testing are:

  • Backing onto open space versus backing onto another house.
  • Outlook: an open view toward the foothills or the valley, or a view of the next roofline.
  • Street position: a street that carries park visitors and parked cars, or a quiet interior one.
  • Lot grade: usable yard versus slope, and how much of the recorded lot can be used.

When the pocket produces enough sales, the pairing can support an adjustment. When it does not, the appraiser says so, explains whether the feature was considered in choosing and weighting comparables instead, and does not invent a figure. Saying "the sales did not isolate this" is a finding, not a gap.

In what order are comparables chosen?

These are the kinds of assignments that come in, and the order holds on each:

  1. The same development or street, sold close to the effective date, the date the opinion of value applies to.
  2. The rest of Northeast Claremont, chosen for similar size, age, lot and outlook.
  3. Other Claremont foothill pockets, Claraboya and Padua Hills, with adjustments for design and setting as far as the sales support. Claraboya home values describes that pocket.
  4. Older sales, each with a market conditions adjustment, a change to its price for market movement between its sale date and the effective date, supported by data.
  5. Across the county line, in San Bernardino County, only when a sale there is genuinely better evidence, with the location adjustment explained. The Upland area page describes that side.

A comparable sale, a recent closed sale of a similar property that a buyer of this house would have weighed, earns its place by resemblance, not by distance. When the search leaves the subject's market area, the region most of its buyers and competing homes come from, Fannie Mae requires the appraiser to explain why.

What does the comparable grid look like?

The shape of the analysis, left blank: examples never carry a real address, sale or value.

What does the inspection record here?

The visit runs 30 to 60 minutes for a standard single-family home, longer for hillside, custom, multi-family or homes with additions. The appraiser measures gross living area, the finished, heated living space above grade, from the outside of the house rather than copying it from the listing or the assessor record. The rear boundary, the outlook from the main rooms, the slope of the yard and the street in front are photographed and noted. If the home belongs to a homeowners association, its dues and any recorded restrictions are part of what is reported.

Why can a portal number not answer this?

An automated estimate, such as a Redfin Estimate, is not an appraisal, and Redfin's own page calls its estimate a starting point. It can see recorded size and nearby sales; it cannot see a back fence, an outlook or a street full of parked cars. An agent's comparative market analysis, or CMA, is not an appraisal either; it is an opinion of a likely list or sale price. The county assessment is not an appraisal: it is taxable value under California's assessment rules, the lesser of the factored base year value and full cash value under Revenue and Taxation Code section 51. Appraisal vs. estimate sets the four side by side.

Who is the report for?

Every report names its intended use, what it will be used for, and its intended users, the people entitled to rely on it. A seller may order a pre-listing appraisal before setting a list price, which the seller and their agent still decide. The Claremont area page places Northeast Claremont among the other pockets in 91711, and the appraiser is independent of every party, including the one who pays.

Next step

If you own a home in Northeast Claremont, request an appraisal or call (909) 324-6122. The fee is set by the scope of the assignment and quoted before work begins, it does not depend on the value, and the report is typically three to five business days from the inspection.

Frequently asked questions

Does backing onto the Claremont Hills Wilderness Park raise or lower a home's value?

An appraiser does not assume either. The question is tested against sales, usually by pairing sales that are alike except for the rear boundary or outlook. If the sales isolate a difference, the report adjusts for it; if they do not, the report says so and explains how the feature was weighed instead.

Which sales are used first for a Northeast Claremont home?

Sales in the same development or street, close to the effective date, then the rest of Northeast Claremont, then Claraboya and Padua Hills, then older sales with a market conditions adjustment. A sale across the county line in San Bernardino County is used only when it is genuinely better evidence, with the location adjustment explained.

Does park visitor traffic on a street affect value?

It can be one of the features tested. The appraiser notes the street's position and visitor traffic at the inspection and looks for sales that show whether buyers paid differently for similar homes on busier and quieter streets. Any adjustment must be supported by that market evidence.

Is the county assessment a good guide to a Northeast Claremont home's value?

No. The county assessment is not an appraisal; it is taxable value under California's rules, the lesser of the factored base year value and full cash value under Revenue and Taxation Code section 51. It is set for property tax, not as an opinion of market value.
