Claraboya Home Values: Why View, Grade and Access Widen the Comparable Search

Why Claraboya home values need a wider comparable search: view, lot grade, access and custom construction split the sales, and each step is explained.

Claraboya homes are valued from fewer and more scattered sales than the tracts below them, because view, lot grade, access and custom construction make each house different from its neighbors. So the appraiser widens the comparable search in deliberate steps, first across Claremont's foothills, then further in time or distance, and writes out why each sale was chosen and how each difference was adjusted. A wide search is not a weakness when the reasoning is shown; an unexplained radius is.

This article, part of Claremont home values, measured, applies the method in what is my Claremont house worth, and how an appraiser answers it to the hillside.

Where does Claraboya sit among Claremont's markets?

Claraboya is a residential area in the foothills above the postwar ranch tracts north of Foothill. Its neighbors on the hillside are Padua Hills, near the Padua Hills Theatre, a historic site built in 1930, and Northeast Claremont, where the Stone Canyon Preserve homes sit beside the Wilderness Park. Custom and hillside homes here sell on view, grade and access as much as on size, which is why a flat-lot sale from the tracts below, covered in the ranch-house comparables north of Foothill, is rarely the right evidence.

Why do view, grade and access widen the search?

Each one splits an already small pool of sales. A comparable sale, a recent closed sale of a similar property that a buyer of this house would have weighed, has to resemble the subject on the features buyers here pay for, and on the hillside those features rarely repeat. Every remaining difference needs an adjustment, the amount added to or subtracted from a comparable's price for that difference.

  • View. Its direction, breadth and permanence, and whether it is seen from the main living areas or only from a deck or one bedroom. Two houses on the same street can face very different outlooks.
  • Grade. Lot slope, how much of the lot is usable, retaining walls, split levels and the steepness of the driveway. Recorded lot size says little when much of it is hillside.
  • Access. The approach road, the driveway, parking and any shared drive or recorded easement, all of which shape who will buy.
  • Custom construction. One-off designs, varied quality of materials and workmanship, and decades of individual remodeling.

Fannie Mae's Selling Guide recognizes the problem: in some locations recent, truly comparable sales near the subject may be scarce, and when the search leaves the subject's market area, the area most of its demand and competition come from, the appraiser must explain the rationale and make location adjustments where warranted.

How does the search widen, step by step?

These are the kinds of assignments that come in, and the order holds on each:

  1. Claraboya itself, sold close to the effective date, the date the opinion of value applies to.
  2. Other Claremont foothill homes in Padua Hills and Northeast Claremont with similar view, grade and quality, with any location difference adjusted only as far as the sales support.
  3. Older hillside sales, each carrying a market conditions adjustment, a change to its price for movement in the market between its sale date and the effective date, supported by data rather than assumed.
  4. Foothill homes in neighboring cities: La Verne's foothill neighborhoods toward Marshall Canyon on the Los Angeles County side, or north Upland view homes across the county line in San Bernardino County, where assessor records and buyer pools change. Each needs a location adjustment and a written reason; the La Verne and Upland area pages describe those markets.

Each adjustment must reflect the market's reaction to the difference, not a rule of thumb. When a sale needs heavy adjustment, it gets less weight when the sales are weighed against each other, and the report says so.

What does a reviewer throw out?

  • A Claraboya view home compared with flat lots below, with no view or grade adjustment.
  • Lot size taken from the record with no account of usable area.
  • Living area copied from public records on a split-level house. Gross living area, the finished, heated living space above grade, is measured at the house; on loans sold to Fannie Mae, a level with any portion below grade is reported separately from above-grade area, however well it is finished.
  • A radius drawn wide with no sentence explaining why the closer sales were not used.

What does the comparable grid look like?

Here is the shape of the analysis, left blank: examples never carry a real address, sale or value.

What does the inspection add on the hillside?

More than on a flat lot. The visit runs 30 to 60 minutes for a standard single-family home and longer for hillside, custom, multi-family or homes with additions. Split levels, decks and retaining walls are measured and photographed, the view is recorded from the rooms that have it, and the approach road and driveway grade are noted. What happens on appraisal inspection day in Claremont walks through the visit.

Why can an online number not see the hillside?

An automated estimate, such as a Zestimate or a Redfin Estimate, is not an appraisal; Redfin's own page calls its estimate a starting point. It works from recorded square footage, lot size and nearby sales, so it cannot see the outlook, the slope or the driveway, and on the hillside those are often the differences that matter. An agent's comparative market analysis, or CMA, is not an appraisal either; it is an opinion of a likely list or sale price. Why the ZIP code median cannot say what a Claremont house is worth and appraisal vs. estimate cover the rest.

Who is the report for?

Every report names its intended use, what it will be used for, and its intended users, the people entitled to rely on it. A seller can order a pre-listing appraisal before choosing a list price, which the seller and their agent still decide; estates, trusts and divorces bring hillside houses too. The hillside and custom home appraisal page describes how these assignments are scoped, and the Claremont area page places Claraboya among the other pockets in 91711. The appraiser is independent of every party, including the one who pays.

Next step

If you own a home in Claraboya or elsewhere on the Claremont hillside, request an appraisal or call (909) 324-6122. The fee is set by the scope of the assignment and quoted before work begins, it does not depend on the value, and the report is typically three to five business days from the inspection.

Frequently asked questions

Why are some comparables for my Claraboya home miles away?

Because hillside and custom homes have few truly similar sales nearby. The appraiser searches Claraboya first, then other Claremont foothill homes, then older or more distant foothill sales, and the report explains the radius, the reason for each sale and each adjustment.

How is a view valued on a Claremont hillside home?

From sales, not by assumption. The appraiser records the view's direction, breadth and permanence and the rooms it is seen from, then compares the house with sales that have similar views or adjusts where the market evidence shows buyers reacting to the difference.

Does a finished lower level count as living area on a split-level hillside house?

On loans sold to Fannie Mae, a level with any portion below grade is reported separately from above-grade living area, however well it is finished. It is still measured and described, and its contribution in the market is considered in the analysis.

Can foothill sales from La Verne or Upland be used for a Claraboya home?

Yes, when Claremont's own foothill sales are too few and the other sales are genuinely similar in view, grade and quality. Each carries a location adjustment and a written reason, and Upland sales also cross the county line into San Bernardino County.
