Order an appraisal when a decision, or a reader other than you, depends on the number: pricing an unusual house before listing, settling an estate, dividing property in a divorce, buying out a co-owner or preparing a property tax appeal. If you only want a rough sense of value and nothing rides on it, an online estimate or an agent's CMA, neither of which is an appraisal, may be all the question needs, as long as you know what each cannot see. An appraisal you order yourself will not stand in for the appraisal a lender orders for a loan.
This article is part of Claremont home values, measured. What is my Claremont house worth, and how an appraiser answers it explains the method; this piece is about whether it is worth commissioning.
When is an appraisal worth ordering?
When the number will be relied on, argued over or reviewed. These are the kinds of assignments that come in from Claremont owners who began by asking "what is it worth?":
- Pricing a house that does not fit its street. A Padua Hills custom home, a remodeled Arbol Verde house or a Village bungalow with additions, where agents' ranges disagree. A pre-listing appraisal gives the seller and their agent the evidence; they still choose the price.
- An estate or trust. Heirs, trustees and CPAs need a value as of the date of death, documented. See estate and date-of-death appraisal.
- A divorce or a family buyout. Two parties need one documented opinion they can both read. See divorce appraisal.
- A property tax appeal. The value has to be as of the January 1 lien date under Revenue and Taxation Code section 2192; the assessment appeals board decides the appeal. See property tax appeal appraisal.
When is it probably not worth it?
Sometimes the right answer is no. An appraisal is usually not the right purchase when:
- Curiosity is the only use. If no decision follows, the precision of a report has no one to serve.
- The house resembles its neighbors and you are listing with an agent. For a typical tract house, an agent's comparative market analysis, or CMA, is often enough to set a list price. A CMA is not an appraisal; it is an opinion of a likely list or sale price.
- You need a loan. Fannie Mae's Selling Guide makes the lender responsible for selecting the appraiser and says lenders may not use appraisals ordered or received by borrowers or other parties with an interest in the transaction. A refinance or a buyer's loan gets its own appraisal.
Is "just to know" an assignment an appraiser can take?
Yes, but it gets a real definition first. Every appraisal starts with its intended use, what the report will be used for, and its intended users, the people entitled to rely on it. The scope call asks what decision is coming, because "just to know" is often a sale, a family conversation or an estate plan in disguise, and the answer shapes the effective date, the date the opinion of value applies to, and the scope of work, the type and extent of research and analysis.
USPAP offers two written formats: an Appraisal Report, which summarizes the data and reasoning, and a Restricted Appraisal Report, a shorter format meant only for the client and any other intended users named in it. When the only reader is the owner, the scope call covers which fits.
What does a report give that an estimate does not?
Evidence you can follow. An automated estimate, such as a Zestimate or a Redfin Estimate, is not an appraisal; Redfin's own page says its estimate is not a formal appraisal and calls it a starting point. A report adds what a model cannot reach:
- Measured size. Gross living area, the finished, heated living space above grade, measured at the house.
- Observed condition, room by room, rather than assumed from records.
- Comparables from the right pocket. Claremont is several markets inside ZIP 91711, so a Northeast Claremont home is compared with its own pocket first; see Northeast Claremont home values and Padua Hills house value.
- Adjustments with reasons: each amount added to or subtracted from a comparable's price for a difference, with the market evidence behind it.
Why the ZIP code median cannot say covers the same gap from the other side.
What will an appraisal not give you?
- A preview. No number is discussed before the analysis or at the house.
- A target. The opinion comes from closed sales and does not move toward what anyone hopes, including the person who pays. The appraiser is independent of every party.
- A different number on request. A report is reconsidered when there is new information, such as a missed sale or a wrong fact about the house, not because the result was unwelcome.
- Legal or tax advice. Your CPA or attorney decides how a value is used.
How do the other numbers compare?
The county assessment is not an appraisal: it is taxable value, the lesser of the factored base year value and full cash value under Revenue and Taxation Code section 51, so on a long-held Claremont house it can differ widely from market value. A cash offer is not an appraisal either; it is a buyer's price on stated terms. Market, appraised, assessed value and a cash offer sets the four side by side, and which kind of home valuation a Claremont owner needs matches each to a decision.
Three questions before you order
- What will I do differently depending on the answer? If nothing, wait until something will.
- Who else will read it? A sibling, a mediator, a trustee, a CPA or an appeals board each points to a particular kind of report.
- As of what date? Today, a date of death, a separation date or a lien date are different assignments.
Next step
If the answers point to a report, request an appraisal or call (909) 324-6122, and the scope call will say plainly whether an appraisal fits. The fee is set by the scope of the assignment and quoted before work begins, it does not depend on the value, and the report is typically three to five business days from the inspection. The Claremont area page describes the pockets the comparables come from.

Frequently asked questions
Is it worth paying for an appraisal just to know my home's value?
It is worth it when a decision or another reader depends on the number: pricing an unusual house, an estate, a divorce, a co-owner buyout or a property tax appeal. For curiosity alone, an online estimate or an agent's CMA, neither of which is an appraisal, may be enough if you understand what they cannot see.
Can I use an appraisal I ordered myself to get a loan or refinance?
Generally not. Fannie Mae's Selling Guide makes the lender responsible for selecting the appraiser and says lenders may not use appraisals ordered or received by borrowers or other parties with an interest in the transaction. The lender orders its own appraisal for the loan.
Will the appraiser tell me the value before I order?
No. No number is discussed before the comparable research and analysis are done, or at the house. The scope call covers the intended use, the effective date, the fee, which is set by the scope of the assignment and does not depend on the value, and the timeline.
What should I decide before ordering an appraisal on my Claremont house?
Three things: what you will do differently depending on the answer, who else will read the report, and the date the value should apply to, such as today, a date of death, a separation date or the January 1 lien date. Those answers define the assignment.
